About The Position Our client is a commercial real estate firm in Houston, TX, specializing in IOS & Industrial investment sales, development, and leasing. Qualifications: 3-5 years of relevant experience in commercial real estate, private equity, investment banking, or related financial services preferred. Extremely hard working and driven. Ridiculously organized with keen attention to detail. Ability to multi-task, manage multiple projects, and meet deadlines in a high-pressure environment. Proficiency in Microsoft Office and exceptional advanced Excel skills required with complex financial modeling experience, familiarity with shortcuts, macros, etc. Subject matter expertise in real estate investments, real estate financial and portfolio modeling; cash flow valuation and underwriting. Solid understanding of the legal framework surrounding commercial real estate acquisitions and dispositions. Proven experience in managing and facilitating commercial real estate transactions with a strong emphasis on document handling. Responsibilities: Market Data: Collect, clean, and manipulate data from various sources and organize into spreadsheets, maps, and proprietary programs (Dashboards, Contacts Database, CRM). Maintain and conduct a variety of real estate market analytics including reviewing and assessing rent and sale comparables. Read news, market reports, and materials and summarize them for the team. Acquisitions: Manage real estate transactions from listing through closing in Teams/CRM and report status frequently. Coordinate with buyer/seller, the acquisitions team, the asset management team, brokers, lenders, third-party consultants, attorneys, and title companies to ensure the seamless and timely execution as well as management of multiple transaction related documents. Maintain document management system in Microsoft Teams & CRM. Develop critical dates timelines to be disseminated to all parties. Draft purchase and sale agreements, leasing proposals, NDAs, and amend contracts throughout the negotiation process. Review LOIs and contracts, summarize changes, and recommend counters. Perform deal level analysis and prepare deliverables including acquisition details, comps analysis, BOE analysis, and cash flow models. Conduct financial analysis and modeling, including the creation of financial models, pro-forma analysis including cash flow and debt/equity, net present value and discounted cash flow analysis, and IRR (internal rate of return) analysis. Assist in due diligence efforts during acquisition, disposition, and financing processes. Brokerage/Listings: Manage leasing transactions from inquiry to execution through coordination with landlords, users, and brokers. Organize and coordinate client-specific property information packages in response to Request for Information (RFIs), Request for Proposals (RFPs), and Letter of Intent (LOIs). Coordinate onboarding of new listing projects. Assist in the creation and organization of materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements. Maintain accurate and up-to-date records of all leasing activities. Review proposals and contracts, summarize changes and recommend counters. Oversee and execute marketing campaigns. Prepare and submit invoices & follow up until paid. Marketing: Maintain Blackwood's brand and consistency in reviewing and creating outgoing marketing materials including flyers, proposals, comparables sheets, newsletters, presentations, brochures, direct mail, eBlasts and other marketing materials.
