Position Overview: As a Land Acquisition Data Analyst, you will oversee critical data analysis and lead management processes that drive land acquisition strategies.
You will manage data collection, perform in-depth evaluations, and interpret comprehensive market research to assess land viability.
The role also involves optimizing workflow automation, supervising skip tracing procedures, and improving lead generation processes for better efficiency and reduced costs.
Key Responsibilities: Land Data Management: Oversee the collection, evaluation, and interpretation of land data.
Filter nonviable properties and minimize acquisition costs.
Identify markets with subdividable potential, including understanding Future Comprehensive Plans, Masterplans, Urban Growth Boundaries (UGB), and Extra Territorial Jurisdictions (ETJ).
Build relationships with jurisdictional planners and community development teams.
Market Analysis: Provide research and recommendations on markets to enter, determining the cadence to revisit these markets based on development.
Analyze utilities, including new infrastructure plans and Capital Improvement Plans, as well as major thoroughfares.
Data Analysis and Tools Utilization: Manage and analyze data related to land acquisition and real estate market viability.
Utilize tools such as LandVision/LightBox, GIS, Excel, and CRM systems to assess land parcels and organize large sets of data.
Lead Generation Management: Supervise and improve skip tracing procedures for lead generation.
Maintain and optimize a lead management system containing over 50,000 leads, ensuring effective tracking and organization.
Process Improvement and Automation: Implement workflow automation and data visualization tools to streamline processes.
Develop processes to revisit target markets based on development and conduct scraping based on company criteria and approved markets.
Build and refine processes from the ground up.
Collaboration and Decision-Making: Collaborate with internal teams to enhance decision-making and transparency.
Train and manage the team in property research using Market Matrix and Jurisdiction Qualification.
Maintain and update the active market matrix, scorecards, and KPI dashboards as needed.
Qualifications: Expertise in LandVision/LightBox for mapping and parcel research.
Strong proficiency in workflow automation and data visualization tools (e.g., Tableau, PowerBI).
Experience in skip tracing, lead generation, or real estate market analysis.
Proficiency in using GIS, Excel, and CRM systems.
Familiarity with tools like Zapier, ChatGPT, and Clay.com.
Strong English language skills with a limited accent for effective communication with stakeholders from jurisdictions, utility companies, and zoning departments.
Hungry and coachable, with a desire for future leadership growth, aiming to build and run your own department.
Nice-to-Haves: Experience in property appraisal is a plus.
