Key Responsibilities: Property Management: Oversee day-to-day operations of commercial properties, including maintenance, repairs, and tenant relations. Coordinate with on-site staff and vendors to ensure properties are well-maintained and compliant with local regulations. Manage service contracts, lease agreements, and property-related documentation. Tenant Relations: Serve as the primary point of contact for tenants, addressing their needs and resolving any issues promptly. Coordinate tenant move-ins and move-outs, ensuring all procedures are followed and spaces are ready for new occupants. Manage tenant communication, including lease renewals, rent collection, and service requests. Financial Management: Monitor property budgets and expenses, ensuring properties operate within budgetary constraints. Prepare and analyze financial reports, including income statements, budgets, and forecasts. Assist in the preparation of annual operating budgets and capital expenditure plans. Leasing and Marketing: Collaborate with leasing agents to attract and retain tenants, ensuring high occupancy rates. Review and negotiate lease agreements, ensuring terms are favorable and compliant with company policies. Implement marketing strategies to promote available spaces and enhance property visibility. Compliance and Risk Management: Ensure properties comply with all applicable laws, regulations, and safety standards. Conduct regular property inspections to identify and mitigate potential risks. Manage insurance claims and coordinate with legal teams as necessary. Requirements: Proven experience in commercial property management, with a strong understanding of real estate principles and practices. Excellent communication and negotiation skills, with the ability to build and maintain positive relationships with tenants and vendors. Strong financial acumen, including experience with budgeting, financial reporting, and lease management. Proficiency in property management software and tools, with the ability to adapt to new technologies as needed. Ability to work independently in a remote environment while maintaining high levels of productivity and accountability. Familiarity with local property laws, regulations, and market trends. Strong organizational skills with the ability to manage multiple properties and tasks simultaneously. Preferred Qualifications: Certified Property Manager (CPM) or Real Property Administrator (RPA) designation. Experience managing a diverse portfolio of commercial properties.
